Community 6 — Prampram — Greater Accra, Ghana — Gated · Multigenerational
A faith-led legacy development built for the diaspora return. Twenty-eight homes. Ten buildings. Built for 100 years.
SARPONG GARDENS — Phase 1
The returning diaspora deserves somewhere built specifically for them. Not a compromise. Not a copy of what they left behind. Something rooted, multigenerational, and designed to last generations.
Register interest →The vision
For three decades, Ghanaian and West African families have built lives in the UK, Europe, and North America. A growing proportion is returning — and seeking a home that reflects who they are. The multigenerational townhouse gives a family the ability to live with full independence under one roof, adapting to different life stages over time.
The product hasn’t existed. Until now.
“Discerning living doesn’t need explaining to the right person. That is the point.”
The development
Eight detached multigenerational townhouses for rent and two apartment blocks for sale — one per large plot. Each townhouse: ground floor apartment and duplex above, private pool, private garden, surface parking. Each apartment block: raised on ground-level parking, two residential floors, communal roof terrace.
The homes
Every home — whether a townhouse or an apartment — includes a dedicated prayer room, built-in storage, generous outdoor space, and the same material quality throughout. The specification is consistent across the entire development.
Twenty-five percent of net proceeds from every apartment sold in SARPONG GARDENS is covenanted by law to TinyOak® — our education and community charity. This funds apprenticeships for local young people, education grants for Prampram families, and an affordable housing allocation administered by TinyOak®.
Buying or renting at SARPONG GARDENS is an investment in the community as well as the property. This obligation is documented in every tenancy agreement and sale agreement from the outset.
Sustainability
SARPONG GARDENS is designed to operate independently of Ghana’s grid and water infrastructure. Every system is non-negotiable and integrated from design stage. The development must not depend on external supply.
The location
Community 6, Prampram. A coastal community approximately 35km east of Accra. Calm, space, and community character — without the congestion and cost of central Accra. Increasingly popular with returning diaspora and high-income Ghanaian families seeking a different quality of life.
Prampram is not a compromise on Accra. It is a deliberate choice.
Investment
Land is already owned by the three partners. No acquisition risk. Apartment sale proceeds of $1.2m–$1.6m provide early capital recovery. Townhouse rental income builds the long-term compounding engine. 25% of net apartment proceeds to TinyOak® by covenant — documented in every investor agreement.
